LTR is worth investigating if you can document a specific wealth, pension or professional category and want a stable long-term base. DTV is usually the more relevant starting point for overseas freelancers and remote workers who cannot meet LTR's employer or financial tests. Neither is a shortcut to unrestricted Thai employment.
The useful question is not simply whether you can afford the visa. It is whether your income, employer, intended activities and family match the rules—and whether you can maintain those conditions.
This comparison was checked on 21 October 2026. It uses BOI's February 2025 announcements and currently linked application checklists, plus official DTV guidance. BOI's published materials disagree on some dependant and Highly Skilled exceptions. Those disagreements are identified below; do not commit to a move on those exceptions without written clarification.
Choose a route before gathering documents
- Thai employer or local Thai clients? Do not use DTV or the LTR label as automatic permission for local work. Ask the employer which lawful visa and work-authorisation route applies to the actual position.
- Substantial foreign-company employment? Check LTR Work-from-Thailand against both your income and the overseas employer's BOI evidence; then compare a genuine DTV workcation application.
- Overseas freelancer or smaller foreign employer? Check DTV workcation purpose, actual contracts, funds and the responsible embassy's checklist. Thai-client work is a different question.
- Qualifying passive-income retiree, wealthy investor or specialist? Check only the specific LTR category you can document, including the relevant investment/insurance/professional evidence.
- Moving with family? Check each dependant before paying. BOI publications conflict on some family and Highly Skilled exceptions, so obtain a written BOI answer if your plans rely on one.
Example: A freelancer with foreign customers and savings but no qualifying corporate employer records should compare genuine DTV workcation requirements rather than file an unsupported LTR application. If they instead intend paid work for a Thai business, stop and ask which sponsored employment route permits it. Immediate next action: list the real employer/client, activity, income evidence, dependants and the specific reviewing authority.
Start with your situation
| Your situation | Route to investigate first | The decisive question |
|---|---|---|
| Employee working remotely for a substantial overseas company | LTR Work-from-Thailand; compare DTV | Can both you and your employer supply the required income and corporate evidence? |
| Freelancer with several overseas clients, or employee of a small foreign business | DTV workcation | Can you prove the genuine remote-work purpose and required funds? |
| Retired, aged 50 or over, with substantial passive income | LTR Wealthy Pensioner; compare other retirement routes | Is the income passive, and is a qualifying Thai investment needed? |
| Substantial assets and money already invested in Thailand | LTR Wealthy Global Citizen | Do the assets and qualifying investment meet separate tests? |
| Specialist taking a qualifying role in Thailand | LTR Highly Skilled; otherwise an appropriate employment route | Does BOI accept the industry/expertise and your evidence? |
| Mainly visiting for a qualifying course or treatment | DTV activity category | Does the responsible mission accept that activity and its documentation? |
| Taking an ordinary job with a Thai employer | Employer-supported visa and work-authorisation route | Who will arrange lawful status and permission to work? |
These are screening questions, not an eligibility score. For DTV application planning, use our existing DTV guide; for other statuses, see working and longer stays and retirement options.
What the headline duration actually buys you
| Issue | LTR | DTV |
|---|---|---|
| Structure | Ten-year visa framework; an initial stay of up to five years, followed by a further five-year stage if qualifications are endorsed again | Five-year multiple-entry visa |
| Continuous stay | Follow the actual permission granted; passport validity can shorten it | Up to 180 days per entry; one extension of up to another 180 days per entry, subject to Immigration approval |
| Main financial test | Depends on category: assets/investment, income, or a qualifying exemption | Evidence of at least THB 500,000; the mission specifies acceptable evidence |
| Thai employment | A work-permit route exists for eligible categories; Work-from-Thailand is excluded | Not a Thai work-permit route |
| Health-cover test | Qualifying insurance, social-security coverage or the specified seasoned deposit alternative | The national DTV checklist does not set the same LTR insurance test; check your mission and arrange suitable cover |
| Main administrative advantage | Annual residence reporting and no separate re-entry permit under the LTR framework | Multiple entries, but each stay still has an expiry and separate reporting questions |
LTR's initial stay is not permanent residence, and DTV's five-year validity is not five years of uninterrupted stay. The Immigration Bureau's LTR order expressly accounts for passport-limited permission. The MFA DTV factsheet, page 4 explains the entry/extension structure: after exhausting that stay, departure and a new entry within visa validity are required. Do not treat a future entry or extension as guaranteed.
The four LTR categories
Amounts below are US dollars, except where explicitly marked THB. These tests are not interchangeable. Every category also has health-cover and immigration-admissibility requirements.
1. Wealthy Global Citizen: assets plus investment
The financial thresholds are:
- At least USD 1 million in total assets.
- At least USD 500,000 in qualifying investment in Thailand, held in your own name before applying.
The Thai investment can form part of the USD 1 million total; these are not automatically USD 1.5 million of separate assets. The current criteria do not impose the old annual-income test on this category.
Eligible investment types include qualifying Thai government bonds, company investment and property. Government bonds must have at least five years remaining at application. The investment checklist explains ownership evidence, qualifying securities and property documents. Joint ownership does not let every owner claim the full property's value.
Practical test: Can you prove ownership and eligible value now? A planned purchase is not completed investment, and a bank balance is not automatically qualifying investment. Obtain BOI clarification on an unusual asset before investing for visa purposes.
2. Wealthy Pensioner: passive income, not a remote salary
You must be 50 or older and retired at application, with either:
- USD 80,000 or more in annual qualifying passive income, or
- At least USD 40,000 but below USD 80,000, plus USD 250,000 in qualifying Thai investment held before applying.
BOI's pensioner checklist distinguishes passive income such as pensions, rent, dividends, interest and royalties from employment or self-employment earnings. Salary, director's fees and employment benefits do not satisfy this category's income test.
Being over 50 with a well-paid remote job therefore does not establish Wealthy Pensioner eligibility. Nor should you treat spending down ordinary savings as pension income.
Practical test: Separate recurring passive receipts from salary and withdrawals of capital. If the passive total is below USD 40,000, the published investment alternative does not remove that floor.
3. Work-from-Thailand Professional: your employer must qualify too
Normally, you need average personal income of at least USD 80,000 a year over the two years before application.
The USD 40,000 to below USD 80,000 alternative requires additional qualifying evidence: a master's degree or higher, ownership of intellectual property, or receipt of qualifying Series A funding of at least USD 1 million.
Your foreign employer must be:
- Listed on a stock exchange; or
- A private company operating for at least three years, with at least USD 50 million combined revenue over the preceding three years; or
- A wholly owned subsidiary of a qualifying company.
That revenue figure is the employer's, not your salary, and is a three-year combined figure—not USD 50 million every year.
The Work-from-Thailand checklist calls for employment, remote-work permission and corporate evidence. For a subsidiary, prepare the ownership chain and qualifying parent evidence.
Practical test: Ask HR for the corporate documents before spending on an application. High earnings or a portfolio of foreign clients alone do not replace this employment test. An owner-managed business is not automatically disqualified, but must establish the actual qualifying employer relationship and company criteria.
4. Highly Skilled Professional: a qualifying role in Thailand
This category concerns qualifying work in Thailand, including targeted industries, specified expertise and relevant institutions. It is not available merely because your job title contains “engineer”, “consultant” or “manager”.
The normal income threshold is average personal income of USD 80,000 a year over the previous two years. BOI's criteria, section 3.4, also provide:
- A USD 40,000 average-income route with a master's-equivalent or higher qualification in science/technology or expertise in the field of work in Thailand.
- A provision allowing retired science/technology experts to use the two years before retirement for the specified USD 40,000 income evidence.
- A minimum-income waiver for qualifying employment in public universities, public research agencies, public specialised training institutes or other public agencies.
The waiver does not remove the other eligibility requirements. Do not extend it to every private university or research employer.
Important discrepancy: The linked Highly Skilled checklist describes a science/technology master's degree as mandatory for the lower-income route, while the Thai and English announcements also include the expertise alternative. Ask BOI how that alternative is processed and documented before relying on it.
Health cover is a separate eligibility test
For a principal LTR applicant, the alternatives are:
| Route | What must be demonstrated |
|---|---|
| Health insurance | At least USD 50,000 for medical expenses in Thailand, with at least 10 months remaining at qualification-endorsement issuance |
| Social security | Valid benefits covering medical expenses in Thailand |
| Deposit alternative | At least USD 100,000 in a Thai or overseas bank account, retained for at least 12 months before application |
For each LTR dependant, the insurance threshold is also USD 50,000; the deposit alternative is an additional USD 25,000 per person, held for the required 12 months in the principal's or dependant's account.
The BOI checklists exclude travel insurance and life-only policies as substitutes for the required health policy; group cover must meet the threshold per person. Read the Thailand coverage and exclusions, not just the policy's headline limit.
These alternatives meet the health/financial-safety requirement. They do not replace the category's income or investment tests. Conditions must continue to be maintained; an insurance renewal or a withdrawal from the deposit needs attention after approval too.
Work rights: three distinctions that prevent expensive mistakes
Overseas remote employment: LTR Work-from-Thailand covers its qualifying overseas-employment arrangement. BOI says this category cannot obtain a Thai digital work permit or take income-generating work with Thai employers. A local side job is not covered.
Thai employment under another LTR category: BOI lists Wealthy Global Citizens, Wealthy Pensioners, Highly Skilled Professionals and dependants as categories potentially able to apply for work permits. That is permission to apply, not unrestricted working rights. In particular, a pensioner LTR is different from an ordinary retirement status.
The Labour Ministry's LTR announcement, clause 3, permits covered LTR holders to work temporarily after submitting the work-permit application, while it is being processed. This is not permission to start on a pending LTR visa application. Its definition expressly includes legally married dependant spouses; do not generalise it to every family member. Confirm the applicable filing and permitted job with BOI/Employment.
DTV workcation: Official missions describe remote work for overseas employers and freelancers. The Budapest embassy expressly excludes Thai-company employment and freelance work for Thai clients. A foreign bank account or overseas payment does not settle whether an activity is permitted. If the arrangement involves Thai clients, on-site services or a Thai business, resolve the work-authorisation question first.
See work-permit preparation for the separate employer/document workflow.
Bringing a family: check each person, not just the principal
DTV: The published family category covers spouses and children under 20. Each person's application needs relationship and other supporting evidence. Do not assume one THB 500,000 statement automatically covers the whole household: Los Angeles' current checklist permits family bank evidence with relationship proof, but other missions may specify different documentation.
LTR spouses and children: Prepare separate applications, relationship records and health-cover evidence. BOI recognises same-sex marriages, but not unmarried partnerships as spousal eligibility. Its child checklist says the child's dependant visa becomes invalid at 20; plan the next status before that birthday.
LTR parents, other legal dependants and larger families: There is a material official-source conflict. BOI's February 2025 qualification and procedure announcements include parents and legal dependants and do not state the old four-person cap. However, the live programme homepage still states spouse/children only, maximum four, and its linked 2022 Interior notification retains that narrower wording.
This guide therefore does not promise that expanded family cases can currently obtain immigration issuance. Before paying, ask BOI at ltr@boi.go.th to confirm the applicable category, family limit, relationship evidence and immigration-issuance basis in writing. The conflict concerns the difference between qualification endorsement and actual immigration permission, not whether you can fill in an online form.
A dependant's visa is not automatically permission to work. Where a spouse intends to work, assess that plan separately.
DTV: lower financial barrier, still a real-purpose application
DTV does not use LTR's four-category wealth/employer structure. It requires an eligible purpose and financial evidence of at least THB 500,000. That is evidence of funds—not the visa fee, a payment to an agent, or LTR's annual-income test.
Prepare proof matching the category: employment/remote-work documents or a professional portfolio; accepted activity/treatment evidence; or family-relationship documents. Do not buy a token course simply to obtain a document.
Your nationality and application location matter separately from your employer's location. For example, Singapore's September 2026 instructions restrict DTV applications there to Singapore citizens and permanent residents, specify three months of qualifying bank statements, and request employment/company evidence. That is not a worldwide nationality restriction or a universal checklist.
Choose the responsible mission before booking an application trip. The Thai e-Visa portal is the official application entry point; confirm current-location and jurisdiction requirements with that mission.
Application sequence, costs and maintenance
LTR: endorsement is not the visa
- Select a category and assemble its current evidence.
- Apply through BOI's LTR system for qualification endorsement.
- Complete the post-approval document/pre-approval stage.
- Arrange immigration/consular issuance within the endorsement's 60-day validity.
- Complete any applicable work-permit procedure.
BOI publishes a 20-working-day endorsement timeframe once documents are complete and valid, with longer processing possible when additional material is requested. Do not use it as a guaranteed moving date.
The endorsement application is free. Issuance in Thailand is THB 50,000 per person, including dependants; overseas mission fees can differ. BOI lists THB 3,000 per year for the digital work permit where applicable. Insurance, document certification and investment costs are additional.
Follow the issuance instructions and your case officer's sequence. BOI's FAQ specifically says not to terminate an existing visa while the LTR application is still pending.
DTV: budget for more than the advertised fee
MFA's national reference fee is THB 10,000, but missions publish their own payable local-currency fees; do not assume a simple exchange-rate conversion. Include possible extension, certification, insurance and travel costs. Neither a paid activity nor an agent can guarantee issuance.
Keep separate calendars
- LTR qualifications: Maintain the applicable assets/investment, employment, cover or deposit conditions. Tell BOI about material changes. Its FAQ asks Highly Skilled holders changing employers to contact the unit at least one month before the old contract ends; the replacement role must still qualify.
- LTR five-year review: Por.4/2568, section 4 requires applying for renewed endorsement at least 20 working days before the current stay expires, then obtaining the Immigration extension before expiry.
- LTR address report: BOI's annual reporting instructions apply after a continuous year, with a window of 15 days before to seven days after the due date. Re-entry restarts the annual count from the latest arrival; follow the actual notification/stamp.
- DTV stay and reporting: Track the current stay expiry independently from the five-year visa expiry. Use our residence-reporting guide and ask Immigration which notification procedure applies; do not import LTR's annual concession.
- Both: Track passport expiry, family status and relevant arrival/address procedures. See entry planning and TM30 accommodation notification.
Do not choose either visa on a blanket tax promise
LTR's tax benefits are category- and income-specific. Royal Decree 743 provides a conditional 17% regime for qualifying Highly Skilled employment income and an exemption for specified overseas income brought into Thailand for Wealthy Global Citizens, Wealthy Pensioners and Work-from-Thailand Professionals.
This is not “17% for everyone” or “every foreign-paid salary is tax-free”. Revenue Notification 427 includes continuing eligibility, employer notification and filing conditions. DTV is not one of the LTR categories named in these concessions.
Have a qualified tax adviser assess where your work is performed, the income's source and timing, remittances and treaty position before comparing net incomes. Visa eligibility and tax treatment are separate decisions.
A practical final decision
Investigate LTR first when you can substantiate a category, want a durable base and can maintain its conditions. Investigate DTV first when your genuine purpose fits but the LTR wealth, employer or professional tests do not.
Before spending, complete this short worksheet:
| Question | Evidence to obtain |
|---|---|
| What will I actually do in Thailand, and for whom? | Contract, employer permission, client/activity details |
| Which precise category fits? | Current official checklist, with the relevant threshold or exception marked |
| Can I prove the money and ownership? | Income records, bank history, corporate/asset documents—not an estimate |
| Does every family member have a route? | Individual relationship, age, coverage and application requirements |
| What could invalidate the plan? | Job change, insurance lapse, asset disposal, passport expiry or a child turning 20 |
| Which question needs a written answer before payment? | Send the specific case to BOI, the responsible mission or Immigration |
If neither fits, investigate the appropriate employment, retirement, family or study status. A visa whose purpose matches your life is more useful than a longer headline duration.
